One of the most important members of your home buying team is a great home inspector. Surprise prevention is essential and the home inspector can ensure you know everything there is to know about your new home BEFORE proceeding with the purchase.

The home inspection is designed to ensure you are not purchasing a property with obvious issues or concerns. You have already signed on the dotted line, but you want to know about any major problems before moving forward to closing. Because the DMV contains many very competitive markets, many buyers will do a home inspection for information purposes only or skip it all together. Here’s why it’s so important to have your home inspected before you buy.


What to Know About Home Inspections: Seller Edition

Once you’ve accepted an offer for your home, the buyers will schedule an inspection. I’ll communicate with you and with the buyer agent to ensure that the inspection is scheduled at a convenient time for all parties.

After the inspection, the buyer agent sends the report along with any repairs or credits the buyers are requesting. This can be an emotional time for sellers, but together we’ll discuss how this impacts your budget and determine what the next steps will be. I’ll then represent you in negotiations, facilitate necessary work, and provide all of the repair records to the buyer and closing agents.

What to Know About Home Inspections: Buyer Edition

When we identify a home that you love and your offer is accepted, one of the first things to do is reach out to a highly qualified and experienced home inspector. If you have one that you want to use, great! I’ll make the arrangements with the sellers for access to the home and be there during the inspection to facilitate the process.

After the inspection, the inspector will send over the inspection report. We’ll go through it together and discuss any of the items the inspector pointed out, including those that you might want to have the seller repair. This can often lead to a second negotiation with the sellers to determine what repairs or credits will be made before closing.


Specialty Inspections

A standard home inspection will cover the home’s major systems, including

  • HVAC

  • Electrical

  • Appliances

  • Plumbing

  • Chimney

  • Framing/Structural

  • Foundation/Basement

  • Drainage

  • Roofing

  • Garage

Should your inspector find cause for concern, he or she may suggest a secondary specialist to provide a more thorough inspection of that particular element. If this is necessary, the buyer has the option of requesting an extension of the inspection contingency period from the seller.
